Am I eligible?

In order to qualify for all the benefits of this program, you simply have to meet certain criteria:

➊ Buy the property with the intention of living there
➋ Be eligible for a mortgage loan
➌ Make less than 85K annual income

Who qualifies for this program?

An individual or household who have an annul income of less than 85K.

Who provides the 10% downpayment?

Sequel 138 Development Corp will register a 2nd mortgage against the property to secure the loan , this will be equal 10% of the purchase price.

What are the fees or interest associated with the 10% downpayment assistance( equity mortgage )?

There will be no fees and no interest associated with the 10% down payment assistance.

When will the 10% downpayment assistance be subject to payment?

There will be no payments required until such time as the home is sold or the first mortgage is renegotiated.

Will I still qualify for the downpayment assistance if I have money saved up for a downpayment?

Yes, Any additional down payments can be added to the 10% that is being provided by the developer.

Am I free to sell my property at any time?

For the first two years you may sell the property to a qualifying individual ( who makes less than 85K) after the two years the property can be sold to anyone at anytime.

Which Banks recognize this program and who to contact regarding financing?

CIBC and Vancity are familiar with this program and will be able to assist you with your mortgage qualification.

What will i Need to do to purchase a unit?

Once you know you qualify under this program , all you have to do is to choose your unit, sign a purchase and sales agreement alongside the $5000 deposit.

Who Holds on to the $5000 deposit?

The $5000 deposit will be held in a trust account with Sequel 138 Solicitors.

What is happens to the deposit once the project is complete?

A portion of the deposit will be used for legal fees associated with closing and the remainder will be returned to you.

Is Parking included in the price?

Parking is available on a first come first served basis but it is NOT included in the purchase price.
